Round Rock residents, if you love The Domain, then you’ll love this news – Round Rock’s own mixed-use development is in the works! The District is a 200-million-dollar development that will be the first of its kind in Round Rock.
The development will be located on 65 acres east of the Round Rock Crossing shopping center, near the intersection of Interstate 35 and State Highway 45. This location sits on the southern edge of Round Rock, encouraging residents from Pflugerville and North Austin to venture north for shopping and dining in our vibrant city.
Boasting around a million square feet of space, The District will offer high-end residential apartments, shops, restaurants, office space, and more. A medical office and hotel buildings are also in the plans for the development. According to the developer, Mark IV Capital Inc., most of the retail and office space will be focused on local businesses. This is great news for our homegrown businesses and is evidence of Round Rock’s commitment to small, locally-owned retailers.
To accommodate Round Rock’s booming population, The District will include 900 brand new apartment units priced to accommodate a range of incomes. Additionally, this mixed-use development will offer pocket parks and other perks for those living on-site to make it a highly walkable community. We’re excited to see the addition of these modern new housing units in our growing city!
Construction of The District is being led by a California-based real estate firm, Mark IV Capital Inc., who made the announcement in late 2017. A construction timeline has yet to be confirmed. The city plans to loan $10.8 million to Mark IV for public infrastructure within the development, and a portion of this loan will be funded by property taxes. The loan will cover needs such as new roads and water and sewer upgrades.
This is Mark IV’s third major project in Round Rock. They developed Summit I at La Frontera a few years ago and recently expanded their footprint in the La Frontera district with Summit II, a 95,000 square foot office building.
While this mixed-use development comes as good news for the local economy, some residents are worried about traffic and a possible jump in property taxes. However, the overall atmosphere seems to be one of excited anticipation, as Round Rock residents can’t wait to shop, dine, stroll, and live at The District.
